*Description of Position:*Located in Erie, PA, Housing and Neighborhood Development Service (HANDS) is a mission based entrepreneurial non-profit agency dedicated to providing homes for persons who are in need of safe and affordable housing.
*Job Summary* The Staff/Development Accountant is responsible for all aspects of accounting for a specific number of properties and the development accounting for new construction projects.
*Ex**perience and Education* A bachelor’s degree in a related field and at least two years of accounting experience.
Knowledge of HUD and LIHTC funding favorable.
Experience with Yardi Voyager preferred, but not required.
*Job Duties*
* Prepare annual budgets and financial forecasts for multiple properties.
* Preparation and analysis of monthly and quarterly financial reports using generally accepted accounting principles and standards.
* Performs End of Month tenant accounts receivable activities
* Maintains demand deposits bank accounts.
* Responsible for all Replacement Reserve and Residual Receipts request and transfers.
* Completes work papers, schedules, and research in preparation for and during annual audits, reviews and compilations
* Prepare development project budgets and financial forecasts.
* Prepare construction funding requests/draws and reconcile subsequent receipts.
* Prepare partnership and investor compliance reports.
* Monitor Financial Covenants.
* Operating budget and multi-year pro-forma forecasting using historic information and research.
* Participate with Planning in Development budget creation\_ Follow funding partner rules, be willing to research costs, and use historic data.
* Willingness to learn LIHTC, HUD HOME, and Federal HOME Loan Bank Affordable Housing Program budgeting rules, eligible costs, and timing of funds availability.
* Performs other accounting duties as assigned
